Businesses

We assist real estate companies, investment funds, and REITs (SCPI) with their acquisitions in Spain — where the role of the lawyer is essential — as well as with their real estate development projects.
In Spain, it is the lawyers — not the notaries — who conduct real estate due diligence, covering urban planning law, administrative law, and tax law.

  • We draft and negotiate preliminary sale agreements, reservation contracts, purchase deeds, as well as lease agreements and real estate development and construction contracts.

  • We prepare red flag audits, analyzing the legal and tax situation of the property, as well as the likelihood and potential impact of identified risks.

  • We act on acquisitions of industrial, logistics, and commercial warehouses, office buildings, retail spaces, and hotels — in the latter case, including the drafting of management agreements.

  • We also advise tenants (particularly retail and restaurant groups) in negotiating main street or shopping mall lease agreements.

  • We have an in-depth knowledge of the Spanish market and regularly negotiate with sellers — whether or not they are represented — and are accustomed to navigating varying levels of experience with such transactions.

Individuals

We support individuals in their real estate projects in Spain, whether for a primary residence, second home, or rental investment.

  • We assist our clients throughout the entire purchase, sale, or rental process, in both France and Spain. Our involvement spans every stage of the transaction: property search, visits, negotiations, drafting and reviewing contracts, and attending the final signature at the notary’s office.

  • Our role is to facilitate, structure, and secure every real estate transaction.

  • It is essential to highlight that the involvement of a lawyer is crucial when purchasing property in Spain, as the notary’s role is limited:

    • They do not verify the property’s compliance with applicable regulations.

    • They do not negotiate pre-contracts (such as reservation contracts or escrow agreements) or the final deeds.

    • In Spain, only one notary is involved per transaction, and they do not act as a legal advisor — neither for the buyer nor for the seller.

  • We work in Spain with a network of trusted partners, whose professionalism and integrity have been tested and confirmed.

  • A dedicated team of real estate transaction attorneys. As licensed real estate attorneys, we represent clients directly in their property searches and negotiations.
    We negotiate fee-sharing arrangements with other professionals involved, ensuring that our participation does not increase the final purchase price for the buyer.
    Our role as real estate transaction attorneys allows us to search for properties on behalf of our clients without adding any additional negotiation fees to the seller’s listed price.

  • Advised a major French footwear brand in the negotiation of its flagship and first retail store in Spain, located in Madrid.
